Pre-Offer Inspection

What is a pre-offer home inspection? A pre-offer home inspection is a visual inspection that goes through the major components of the house in an allotted amount of time. During sellers markets sometimes a home inspection clause in an offer will not be accepted. A visual, pre-offer, inspection is a walk-through consultation on the home you are considering putting an offer on to give you peace of mind before you commit to buying a home unconditionally. “Visual inspections” inspections are also known as “Pre-offer Consultations”, “Walk-through” or “Walk and Talk Inspections.” By the end of the inspection you will have a good grasp on the state of the home and will feel comfortable on your decision to make an offer.

  • A home inspection takes place after an offer is accepted. A pre-offer inspection takes place before the offer is made.

  • A pre-offer inspection will let you know in advance of potential costly issues to your home.

  • Pre-offer inspections are visual “walk and talks”. The deficiencies are discussed in person during the inspection and no report is provided.

  • Visual inspections are less money the complete home inspections

  • The scope of what is covered is dependent on the amount of time allowed in the home.

What is covered can be personally tailored on a home to home basis.

When booking a pre-offer home inspection it is recommended to co-ordinate a time between you, the seller and your realtor for the inspection. If possible schedule for as long as possible to allow a more complete inspection. To book a pre-offer consultation you can click on the link below.
